Costs

We thought we would give people some information on provisional costs for some of the upgrades & extras we have chosen as part of our design.

Exterior

Home Sewerage Treatment Plant and 31,500l underground water tank $14,626

Interior

Kitchen

900mm Electric Ceramic Cooktop $775 (we won't have gas to the site and don't want cylinders)
Sink and Cupboards in the butler’s pantry instead of shelves $2,500

Bathrooms

Recessed shelf/Niche in ensuite Shower $400

Insulation

R1.5 Insulation Batts to the ground floor external walls $700 (These are standard for the top floor)

General

Melamine Shelves in all linen and robes instead of standard ventilated shelves $475
3 under bench cupboards and 6 overhead cupboards in the Laundry $1275

so all up just over $95k, with 1/4 of that being the facade and a fair chunk on the required HSTP and the Aircon.

We are hoping that the facade will help improve the street appeal and maybe the house value but only time will tell.


Site Costs

Additionally we have been given provisional council and site prep costs made up of the following:

Site Prep

Slab for M Type soil $3,707
Cut/Fill allowance for upto 1500mm $1,560
Site & soil evaluation fee for HSTP $610

Council/Insurance
QBSA Insurance $900
Logan Council construction application fees $2,170
Logan Council HSTP fee $460
N3 Non-cyclonic sheet roof wind classification $3,465

Plus an additional $2500 for "other costs" as a buffer in case things like site prep etc go over the estimate.

Also note that as we are building on an acreage with trickle feed town water or no sewerage so there is an additional $19,161 of items above that would be extra versus a city lot.
