Tomorrow is our electrical appointment, we spent a couple of hours on the weekend working out what we need in terms of powerpoints and lighting we think we have pretty much got it figured out now. We were originally going to go with downlights in a few of the rooms, but at $139 a pop it was starting to cut too much into the electrical allowance so we have opted for some nice fittings from Beacon which we will fit after the build, we'll just get the battens installed at the moment.
Today we received our BSA insurance policy and notification of the appointment of a private surveyor in the mail, so things are really moving along now.
I've also sent off our formal application for covenant approval for our dwelling and shed late last week so hopefully we can get the approval without any issues. There are a couple of things that don't meet the covenants, the first is the exterior brickwork which is less than 80% of the house due to the timber cladding that is on the facade we have chosen and the second is the roof pitch for the alfresco area the covenants require the roof pitch for the dwelling to be 22.5% which our design is with the exception of the alfresco which is 8%. An email to the facilities manager of the estate a couple of weeks back seemed positive with his reply indicating that these weren't going to be major issues.
Our investment loan for our old house has almost been completed with the paperwork being sent out in the mail today, thankfully we took advantage of ANZ's ratelock feature which enables you to pay a fee to lock in a interest rate at the time you sign the documentation for the loan so that if the rate goes up in between you signing the application and the approval then you keep that rate. We found out today that the rate for the loan we are taking out went up 0.15% last week so the fee should pay itself back in a year.
We are still waiting on the unconditional approval on the build loan, our broker let us know on Friday that it had been through the regular approval process and been given the ok from that but subsequently sent to a senior assessor due to the loan size, so we are hoping to hear back in the next day or so for that, here's hoping its all positive and we can start the countdown to construction.
